📜 Understanding Our Terms and Conditions
BuilderExpert Ltd provides construction project estimating services only. Our estimates are based on available drawings and are not binding quotations. Final construction costs are subject to many variables, including site conditions, contractor pricing, and materials availability — all of which are outside our control.
The Client accepts full responsibility for how the estimate is used, including final costs and specifications. By engaging with BuilderExpert, the Client agrees to these terms and conditions and assumes all liability related to estimate use.
We generate estimates using dimensions and quantities extracted directly from drawings. We do not analyze specifications or documents to identify materials or tasks unless explicitly requested.
Descriptions and costs in the estimate reflect standard construction tasks and material rates. Custom or project-specific specifications are not included by default..
📄 Important Terms and Conditions
Descriptions and prices used are based on standard materials and construction methods. They are not customized to specific materials or project requirements unless explicitly agreed.

🚫 Excluded Items
BuilderExpert Ltd does not include the following in standard estimates:
- Finishing materials (e.g., tiles, flooring, bathroom suites, furniture)
- Repairs (e.g., roof patching, leaks, partial renovations)
- Custom or non-standard joinery (e.g., bespoke cabinets or units)
- Specialist glazing and windows (e.g., bifold doors, roof lanterns)
These items may be included as Provisional Sums upon request. Please communicate this clearly at the time of booking.
✏️ Changes to Estimates
Every estimate is delivered in editable Microsoft Word format, so you can adjust figures or line items as needed.
Builder Expert Ltd does not offer free changes once an estimate has been delivered. However, we do provide revisions or updates at an agreed hourly rate upon request.
💳 Payment & Delivery
Services commence only after full payment of the invoice.
Payments made after 1:00 PM UK time will be processed on the following business day.
Standard delivery time is five (5) working days, excluding weekends and holidays.
Rush jobs and special requests may be subject to additional charges.
📁 Client-Supplied Documentation
The Client is responsible for providing all necessary documents in scalable electronic PDF format.
Required documents include:
- Existing drawings
- Proposed drawings
- Structural drawings
- Specification sheets
- Scope of works
Information not clearly visible or outlined in the provided documents will not be included in the estimate unless specifically requested.
📧 Communication
All project communication must be conducted via email.
Builder Expert Ltd is not responsible for any miscommunication or missing details provided through other channels.
